Is this planning or legal advice?

No. PlanPlain is an independent document-analysis and information service. We explain submitted planning material and flag matters that may warrant further investigation. It is not a substitute for a qualified planning professional or solicitor.

Will you write an objection for me?

Not as part of this service. First we help you understand whether there appears to be anything worth objecting to. Our reports do not manufacture arguments or promise an outcome.

Which applications can you review?

At launch, ordinary residential applications in England with publicly available documents. We check the scope and complexity after payment; if the application is outside the service or needs an enhanced review, we will explain the options before doing substantial work.

What if my application is unusually complex?

You do not need to work that out before ordering. We check the application after payment. If it needs more work than the standard report allows, we will explain the issue and offer an enhanced review at an agreed price. You can decline and receive a full refund. We will not add a charge without your agreement.

What do you need from me?

The planning application link or reference, the address of your property, and a sentence or two about any particular concern. After ordering, you may also securely upload up to three photographs showing the application site from your property. Photographs are optional but often helpful; please avoid including people, vehicle registrations or anything unnecessarily personal.

How long do you keep my information?

We delete uploaded photographs within 30 days after delivering your report, and property details, concerns, working notes and our report copy within 90 days. We retain only the minimal transaction, VAT and consent record required for six years. See our privacy notice for the full policy.
